Why Your Epoxy Floor Is Peeling or Bubbling

If your epoxy floor peeling in Jaipur or it is bubbling, peeling at the edges, or lifting in patches, the instinct is to blame the epoxy itself, or the contractor who applied it. Sometimes that is the right answer. But a large number of the peeling and bubbling cases we get called out to inspect in Jaipur turn out to have nothing to do with the epoxy application at all. The floor is often just the messenger.

What Causes Epoxy Floor Peeling and Bubbling?
Epoxy failure almost always comes down to one of three things. Two are application mistakes. One is not about the epoxy at all.
1. Poor Surface Preparation
Epoxy needs a clean, slightly porous surface to bond to. If the concrete underneath was not properly ground, degreased, or dust-free before the epoxy went down, the bond is weak from day one. This usually shows up as peeling in sheets, often starting at an edge or a corner, within the first few months.
2. Wrong Epoxy-to-Hardener Ratio
Epoxy is a two-part chemical system. If the resin and hardener are not mixed in the exact ratio specified by the manufacturer, or not mixed thoroughly enough, the epoxy either never cures properly or cures unevenly. This tends to show up as a tacky, soft patch that never fully hardens, or a finish that looks slightly cloudy or blotchy rather than a clean bubble.
3. Moisture Vapor Pushing Up From Below
This is the one that gets missed most often, because the floor looks fine for a while before the problem appears. Concrete slabs are porous. If there is moisture in the ground or in the slab itself with nowhere else to go, that moisture rises as vapor and gets trapped under the epoxy layer. Epoxy is essentially waterproof, which is usually its strength, but here it works against you. The vapor cannot pass through, pressure builds underneath, and the epoxy eventually bubbles, blisters, or delaminates from below, no matter how well it was applied.
Bubbling that starts from underneath the epoxy layer, rather than chipping from the surface, is usually a moisture sign, not an application defect.
The Cause Most People Miss: Moisture Coming Up Through the Slab
This is worth its own section because it is the one homeowners and even some contractors misdiagnose the most often. A slab that was never properly waterproofed, or one sitting on ground with a high water table, or one near an old leaking pipe, can hold moisture indefinitely. Epoxy applied on top of that slab is not the problem. It is simply the layer that eventually shows you there is a problem underneath.

- Ground floor rooms with no damp-proof course beneath the slab, common in older constructions
- Basements and semi-basements, where the slab sits close to or below the surrounding ground level
- Areas adjoining bathrooms or kitchens where a slow leak has gone unnoticed for months

How to Tell If Your Problem Is Moisture, Not Application
You do not need lab equipment to get a reasonably confident read on this. A few practical signs point strongly toward moisture as the root cause rather than a workmanship issue.
- Bubbling concentrated near ground-contact or external walls, rather than spread evenly across the floor
- Problem gets noticeably worse during or right after monsoon
- A faint damp or musty smell if you lift a section of the failed epoxy
- The area affected was previously tiled or had a floor covering removed shortly before the epoxy was applied
- Bubbles feel filled with trapped air or slight dampness when pressed, rather than being dry and hollow
- Peeling started very early, within weeks of installation, in sheets rather than isolated bubbles
- Affected area is spread randomly across the floor, not concentrated near walls or low points
- No seasonal pattern, the problem has stayed the same regardless of weather
- The floor feels tacky or soft in patches rather than hard with a raised bubble
- No history of dampness, leaks, or water issues in that space before or after the epoxy work
If you are seeing a mix of both, or you are genuinely unsure, the safest next step is a proper site inspection rather than guessing. What to Do Once You Know the Real Cause
If the inspection points to a workmanship issue, the fix is straightforward: the affected area is ground back to bare concrete, properly prepared, and re-coated with correct mixing and application. This is standard epoxy repair work.
If the inspection points to moisture, the sequence has to change. Re-doing the epoxy before addressing the moisture will only produce the same failure again, often faster the second time since the slab has already been through one cycle of trapped vapor pressure. In that case, the slab needs to be treated for damp-proofing or waterproofing first, and only once that is confirmed dry and stable does it make sense to reapply epoxy on top. Surface preparation is the single most skipped step when contractors are trying to finish a job quickly. It should never be shortened to save a day.
Correct, measured mixing ratios every time
Not eyeballed. A contractor confident in their process will not mind you asking how they measure the resin to hardener ratio on site.
A written warranty that actually covers delamination
If a contractor is confident in their prep and process, a written warranty against peeling and bubbling should not be a hard ask.
